Maintenance Technicians perform a wide variety of maintenance, repair, grounds keeping and other interior and exterior maintenance duties for the community under the supervision of the Maintenance Supervisor. Essential Functions and Responsibilities: Show respect for residents and community staff at all times, providing excellent customer service Perform routine interior and exterior community maintenance as scheduled & requested; may include painting, snow/ice removal, gutter cleaning, replacing filters, working with trash compactor, etc. Perform routine maintenance and repair on community equipment to include: plumbing, light bulb replacement, HVAC maintenance, electrical, carpentry and mechanical repair Respond to all repair requests and maintenance concerns from residents and staff Report equipment malfunctions or breakdowns as well as any hazardous conditions to the Maintenance Supervisor in a timely manner Maintain resident privacy and receive proper authority prior to entering resident apartments Ensure that all maintenance items are kept in a safe area to prevent injuries to residents, associates, and visitors Attend in-service training and education sessions, as assigned Work with vendors as instructed, such vendors for landscaping, painting asphalt, etc. Must follow all safety/OSHA Requirements Additional Functions and Responsibilities: Additional duties as assigned Knowledge, Skills and Abilities: Basic understanding and ability to repair HVAC, plumbing, electrical, basic carpentry and mechanical systems - Available to work days and evenings, weekdays, and weekends Must demonstrate support of Bell Core Values Must demonstrate ability to provide exceptional customer service Must demonstrate ability to successfully work on a team Must be able to clearly communicate both orally and in writing Mustbe able to understand/execute minimal computer software technology Education and Background: Must be a minimum 18 years of age High School degree or equivalent 1-3 years previous maintenance experience desired preferably in a similar facility HVAC, EPA and/or CPO certifications may be required in many communities, based on staffing levels and geographic location Bell Partners, Inc. This position is responsible for assisting the Community Manager in the financial administration of the community and, in some cases, oversight of the leasing staff on a day-to-day basis. Essential Functions and Responsibilities: Assist the Community Manager with oversight of the leasing team and training Support Leasing Consultants in the leasing of apartments and ensure that Fair Housing guidelines are followed; verify potential resident applications; may be required to lease apartments as necessary Post rental collections, make bank deposits and oversee the administration of accounting functions for the community Meet regularly with Community Manager and Regional Manager to discuss community performance Conduct a monthly market survey and recommend pricing changes Maintain and update resident lease files and computer records for the community, including generation of reports Process notices to vacate & manage delinquency/file evictions as necessary and all necessary associated collections activities May field resident concerns and coordinate resolution with Community Manager or other member of the leadership team Perform administrative duties as assigned by the Community Manager Additional Functions and Responsibilities: Additional duties as assigned Knowledge, Skills and Abilities: Strong working knowledge of MS Office Suite to include MS Excel required Onesite knowledge preferred LRO/Yieldstar knowledge preferred Must demonstrate support of Bell Core Values Must demonstrate ability to provide exceptional customer service Must demonstrate ability to successfully work on a team Must be able to clearly communicate both orally and in writing Must be able to understand directives both orally and in writing Must have superior interpersonal skills; ability to get along with diverse personalities; tactful; mature, flexible Must present a professional image Must be resourceful and well organized Education and Background: BA/BS in business, sales or related field, relevant experience or a combination Strong collections experience and Accounting/Bookkeeping skills required Onesite/Rent Roll experience preferred 1+ years property management industry experience preferred Previous supervisory experience preferred Previous leasing experience preferred Bell Partners, Inc. The Community Manager leads and motivates community staff members to provide service to residents and maintain a high level of resident satisfaction Essential Functions and Responsibilities: Lead, direct, and control all facets of the community to ensure quality services and a high degree of customer satisfaction by to Bell Apartment Living standards and policies, while working within budgetary guidelines Recruit, hire, onboard, manage and provide performance feedback to employees to ensure community performance and adequate staffing.
